We have extensive experience in the private residential sector, with particular focus on high-end projects. Our portfolio spans both refurbishment and new build schemes across the UK, serving private clients, developers, and public bodies. Our work ranges from new estates built on previously undeveloped land to the full refurbishment and reconfiguration of existing properties. We also have significant involvement in the sensitive restoration of listed buildings.

We have extensive experience in supporting residential planning submissions across London, southern England, and Wales. Our involvement ranges from small-scale infill developments and change-of-use refurbishments to large-scale new-build estates. These projects include houses and apartment blocks, covering all market levels, from affordable housing to high-end luxury schemes, working closely with clients to ensure design, cost, and planning objectives are achieved.

Flint House

Full Quantity Surveying services for a site in the grounds of Waddesdon Manor, an estate in Buckinghamshire, with a building now used for recipients of the Getty Rothschild Fellowship. The Flint House consists of three bedrooms, a dining room, kitchen, library and study, with a self-contained annex studio, of 465 and 115 sqm respectively. Flint House is the Winner of the RIBA House of the Year Award in 2015.

Stocks House

Restoration of an early 19th-century Grade II listed country mansion. The project included both internal and external refurbishment works to the main house, alongside the construction of a new garage block, stables, and a swimming pool. Additional external works were also undertaken across the wider estate.

Lone Farm Barns

The refurbishment of two oak-framed barns and a cart shed into residential office accommodation. We also oversaw the demolition of redundant barns and outbuildings, as well as the construction of a new underground garage and associated external works.

Laverstoke Park

This project involved the refurbishment, alteration, and extension of a Grade II* listed house featuring brick, stone, and rendered elevations. The scheme aimed to enhance the residence as a family home, incorporating an indoor swimming pool, tennis court, and new stable flats.

A key element of the project was the construction of a timber-framed, thatched summerhouse, built using estate-felled Larch and Oak. The works also included extensive bespoke fitted furniture and high-quality external finishes, with detailed cabinetry and shelving installed in the Library to complement the traditional character of the property.

Langton House

Full Quantity Surveying services for the alterations and extension of a Grade II* listed eighteenth-century residence. The works included the construction of a new summer house and swimming pool, as well as associated external landscaping and improvement works. Careful consideration was given to the heritage status of the building throughout the project, ensuring compliance with conservation requirements.

Hyde House

Development of a substantial single-storey private residence, designed to meet the specific requirements of the client. The building was constructed using local stone and stucco render, with a natural slate roof. Internally, the project featured high-quality finishes, including hardwood panelling, stone and timber flooring, and detailed fibrous plasterwork. Our role included full Quantity Surveying services, supporting the client from pre-contract through to final account.

Houndwood Housing

This project was developed on land with strict design constraints aimed at delivering an exemplar scheme rooted in sustainable development. The masterplan incorporated modern urban planning principles and cutting-edge environmental design strategies to achieve high Eco-homes ratings. Selway Joyce led the early feasibility studies into the use of centralised biomass boilers, a district heating system, and the integration of wind turbines.

Our role included full Quantity Surveying services, from initial feasibility and cost planning through to demolition works and project completion. We also provided ongoing client advisory services. The completed scheme delivered over 400 new residential homes, setting a benchmark for sustainable housing development.

Fort Gilkicker

The scheme involves the conversion of a Victorian South Coast sea defence fort into a mixed-use residential development, incorporating a small museum and education centre. As a Scheduled Ancient Monument, the fort is being carefully restored with sensitivity to its historic significance. The project includes the creation of ten luxury homes within the granite casemates, offering views across the Solent, and the extensive modernisation of the original two-storey barrack block to accommodate a further seven apartments. Selway Joyce are providing full Quantity Surveying services across the development.

Fawley House

Refurbishment and extension of a Grade II listed residence located within the Fawley Green Conservation Area in Buckinghamshire. Originally re-fronted in the late 20th century in a Baroque style by architect Quinlan Terry, the current works included a full internal refurbishment, raising of the roof level, demolition and reconstruction of side wings and the addition of a new Orangery and swimming pool. External remodelling works were also carried out as part of the overall enhancement of the property.

East Hoe Manor

Alterations and remedial works to the existing main house, alongside the construction of a new extension, swimming pool, and dedicated pool house. The scope also included significant refurbishment of the guest cottage, and the creation of a new barn and stable unit for agricultural use. Various external works and service installations were also undertaken across the property.

Chute Manor

This project involved the development of a new three-storey country house on the site of a former seventeenth-century manor near Andover, which had been destroyed by fire. The absence of the original manor had left a noticeable void in the heart of the village and disrupted the coherence of the surrounding farmland landscape. The new house, designed to reflect the character of the original, features rendered elevations and a handmade clay tiled roof. Selway Joyce provided full Quantity Surveying services, supporting the project from initial planning through to completion.

Chilton Candover

This project involved the construction of a new private residence alongside an adjacent service building. Works also included the installation of a swimming pool and tennis court, along with the formation of driveways and extensive hard landscaping across the surrounding grounds.

Broomers Hill House

The project at Broomers Hill House involved extensive alterations and refurbishment of the existing buildings. In addition to these works, a new, spacious basement was constructed, along with a state-of-the-art, high-quality swimming pool. The project also included the creation of a bright and ornate garden room and conservatory, all complemented by associated external works, ensuring the property was both functional and aesthetically pleasing.

Marshcourt

We were involved on the estate for over seven years, working across multiple phases that included upgrades, repairs, and general conversion works, as well as elements of new build construction. In addition to external refurbishments, we undertook significant repair and conservation work on the Gertrude Jekyll-designed gardens and were closely involved in the ongoing repair and conversion of the historic Powerhouse.

Ashley Park

The project involved the construction of a major new country house, spanning approximately 20,000 sq. ft of living accommodation. The principal areas of the house were designed with a stone facade and a lead/slate roof, providing a traditional and high-end aesthetic. The development also included family and staff accommodation, featuring brick elevations with stone detailing. The project was finished with high-quality materials throughout, ensuring the residence met the highest standards of luxury and craftsmanship.
