
Building for what comes next: why sustainability starts with readiness
World Green Building Week takes place from 7 to 11 September 2026, bringing organisations across the built environment together to consider how buildings can support a more sustainable future.
This year’s theme, Build It Ready, asks a particularly useful question: are the buildings we design, refurbish and manage prepared for what comes next?
Sustainability is often discussed in terms of individual technologies or environmental targets. Solar panels, heat pumps and new materials may all form part of the solution, but a genuinely sustainable building begins with a much broader understanding of how it will perform throughout its life.
It must respond to a changing climate, use resources efficiently and remain suitable for the people who occupy it. Crucially, it must also be financially deliverable.
Building resilience into the brief
Climate change is already altering the conditions in which UK buildings must operate. Higher summer temperatures are increasing the risk of overheating, while periods of intense rainfall are placing additional pressure on roofs and drainage systems.
A building designed around historic weather patterns may no longer provide the comfort or resilience its occupants expect.
This has different implications across the sectors in which we work. In prime residential projects, extensive glazing and highly insulated spaces can contribute to overheating if solar gain and ventilation are not considered early enough. Schools must maintain comfortable learning environments despite warmer weather, often within buildings that were never designed for modern occupancy levels.
Hotels and cultural buildings face the added challenge of introducing improvements while protecting the experience of guests or visitors. For listed buildings, interventions must also respond to the way traditional materials manage heat and moisture.
Resilience cannot simply be added at the end of the design process. It should influence the initial brief, the surveys commissioned and the options assessed by the project team.
Efficiency is about performance, not specification
A building can contain highly efficient equipment and still consume more energy than expected.
Poor coordination between the building fabric and its services can undermine performance. Controls may be too complicated for occupants, or equipment may not have been properly commissioned. In other cases, the building’s use changes after completion and its systems no longer operate as intended.
This is why efficiency must be considered at a whole-building level.
For an existing property, the starting point should usually be an understanding of its condition and current performance. Repairing defects, reducing unnecessary heat loss and improving controls may provide greater value than immediately replacing major systems.
In a listed or traditionally constructed building, this assessment is particularly important. Modern insulation products can alter the movement of moisture through historic fabric, potentially causing condensation or long-term deterioration. The most environmentally ambitious specification will not be sustainable if it damages the building it was intended to improve.
The right solution will vary from project to project. What matters is that the proposed measures work together and reflect how the building will actually be occupied.
Looking beyond the initial construction cost
Sustainable measures are sometimes among the first items reconsidered when a project budget comes under pressure.
This is understandable when decisions are based only on capital cost. However, removing an energy or resilience measure may expose the client to higher operating costs, future replacement work or a more disruptive upgrade later.
Whole-life cost planning provides a more useful basis for decision-making. It considers the initial investment alongside energy consumption and expected maintenance requirements. It should also account for the likely service life of equipment and the cost of eventual replacement.
This does not mean that every sustainable technology will provide good value. Some measures may have long payback periods, require specialist maintenance or be unsuitable for the building. Others may offer a clear financial and operational benefit.
Early cost advice allows these differences to be understood before the design becomes fixed. It gives clients the information needed to invest where a measure will make a meaningful difference, rather than selecting features because they appear sustainable in isolation.
Making better use of existing buildings
Building sustainably does not always mean building new.
The UK has a substantial stock of existing properties that can be repaired, adapted and brought back into productive use. Retaining a building can preserve much of the carbon already invested in its construction while protecting its architectural or community value.
Adaptive reuse does, however, bring uncertainty. Existing structures may contain concealed defects, while changes of use can trigger additional requirements for accessibility or fire safety. Heritage constraints can also affect the range of available solutions.
Early surveys are essential. They help the project team understand what can be retained, which elements require intervention and where risk allowances should be included within the budget.
When these questions are addressed before acquisition or at the beginning of a project, refurbishment can become a considered strategy rather than a sequence of unexpected compromises.
Ready for future opportunities
A sustainable building should also be capable of adapting.
Schools may need to respond to changing methods of teaching. A hotel may want to introduce new guest facilities, while a prime residence may need to accommodate different generations of the same family.
Designing in flexibility can reduce the cost and waste associated with future alterations. Accessible service routes and spaces that can support more than one use may require greater thought at the beginning but can make a building more valuable throughout its life.
Buildings that perform well and can adapt are also better placed to respond to changing regulation and market expectations. Sustainability therefore becomes part of protecting the asset, rather than a separate environmental exercise.
Sustainability begins with informed decisions
The World Green Building Council’s 2026 campaign describes buildings that are ready for the future as resilient, efficient and capable of creating opportunity.
Delivering those qualities requires more than adding sustainable features to a completed design. They need to be considered when the project brief is being developed, while there is still an opportunity to compare solutions and understand their implications.
Project managers, quantity surveyors and building surveyors all have an important role in that process. By bringing an understanding of the existing building together with clear cost and programme advice, they can help clients distinguish between measures that offer genuine long-term value and those that simply increase complexity.
World Green Building Week is an opportunity to celebrate progress across the industry. It is also a reminder that the most sustainable decisions are often made long before construction begins.
If we want buildings that are ready for what comes next, sustainability must be built into the project from the outset.
